Gutters are the cheapest part of a roof system and one of the most important. When they sag, leak or overflow, water pours down siding, rots fascia boards, and pools against the foundation, often right above a crawlspace. This guide covers gutter repair vs. replacement, cleaning, downspouts and drainage, gutter guards (including ember-resistant options for wildfire zones), storm prep, and the signs that a gutter problem has turned into roof or water damage. It's written for homeowners in San Rafael, Mill Valley, Larkspur, Kentfield, Novato and Sausalito and the rest of Marin County. Need a gutter repair service now? Call or text (628) 336-1777, 24/7.
Signs your gutters are failing
- Overflow in normal rain, especially at corners and over doorways
- Sagging runs or gutters pulling away from the fascia
- Leaking seams and end caps, or rust lines and drip stains on the gutter face
- Peeling paint, stains or rot on fascia boards and the bottom of siding
- Water pooling or soil washing out below downspouts
- Damp crawlspace or garage after storms
- Plants growing in the gutter, a sign it hasn't been cleaned in a long time
Gutter repair vs. replacement
Repair usually makes sense when the problem is local: a leaking seam or end cap, a loose hanger, a separated downspout elbow, or a short section that's been bent by a ladder or a falling branch. Resealing seams, re-pitching a run so it drains toward the outlet, and adding hangers are common repairs.
Replacement usually makes sense when the gutters are rusting through, sagging along most of their length, leaking at many seams, undersized for the roof (overflowing even when clean), or when the fascia behind them has to be replaced anyway. Many homeowners pair new gutters with a reroof. In a wildfire zone, it's also a chance to switch to noncombustible metal gutters with a guard (see below).
Fascia rot changes the job. If the boards behind the gutter are soft, they need repair first, or new gutters won't hold.
Gutter cleaning
How often depends on the trees over your roof. Under oaks, bays, redwoods and pines, gutters can fill in a single fall. A practical rule is to clean at least once in fall after leaf drop and again mid-winter, plus after any big windstorm. While cleaning, flush each downspout with a hose to make sure it runs clear.
Ladder work on a wet roof edge is a common cause of injuries. If you have a two-story house or a steep lot, hire it out.

Gutter problems by town in Marin
- Kentfield, Larkspur and Greenbrae: big oaks, bays and redwoods fill gutters fast, and guards are popular here. Downspouts that dump next to the house add to crawlspace water in the Ross Valley.
- Mill Valley and Sausalito: steep, wooded lots mean tall ladders and hard-to-reach gutters, and hillside discharge has to go somewhere safe.
- San Rafael and Corte Madera: in low, flat neighborhoods, the problem is often where downspouts send water, not the gutter itself.
- Novato: many tract-era homes have original gutters that are reaching the end of their life, making replacement more common than repair.
- Tiburon and Belvedere and West Marin (including Point Reyes Station): wind-driven rain and salt air are hard on fasteners and seams.
Downspouts and drainage away from the foundation
A clean gutter only helps if the water ends up somewhere safe:
- Extend downspouts several feet away from the house with extensions or splash blocks, so roof water doesn't soak the soil next to the foundation.
- Check underground drain lines. Buried downspout pipes clog with roots and silt; if water backs up out of the downspout joint, the line needs clearing.
- Grade soil away from the house so water doesn't flow back toward the crawlspace.
- Watch the low corners of the lot after a storm. Water standing against the foundation is a sign the drainage needs work.
On hillside lots, make sure discharged water doesn't run onto a neighbor's property or down an unstable slope.
Gutter guards, and ember-resistant guards in wildfire zones
Gutter guards (screens, mesh and solid covers) cut down on cleaning, but they don't eliminate it. The UC Agriculture and Natural Resources Fire Network notes that guards can shift debris onto the roof, so the roof still needs regular cleaning (UC ANR).
In wildfire areas, gutters matter for another reason: dry leaves in a gutter are an ignition point for embers, and burning debris puts flames right at the roof edge (UC ANR). CAL FIRE's Ready for Wildfire program recommends keeping gutters clean, adding a noncombustible metal drip edge and using noncombustible gutter covers (Ready for Wildfire). For new construction in designated wildfire areas, Chapter 7A of the California Building Code says roof gutters "shall be provided with the means to prevent the accumulation of leaves and debris in the gutter" (CBC 705A.4). Much of Marin is in or near wildland areas. You can look up your address on the state's Fire Hazard Severity Zone maps, and see Class A fire ratings and Marin's wildfire rules.
For guards, choose metal over plastic where wildfire is a concern, and ask the installer how the guard is fastened so it won't lift in wind.

Storm prep for gutters
- Clean gutters and downspouts before the first big storm, then check them after each one
- Tighten loose hangers and reseal leaking seams in dry weather
- Trim branches that overhang the roof
- Make sure downspout extensions are in place and not crushed
- During a storm, look at where water is overflowing; that's where to fix first

When gutter problems cause roof, fascia or water damage
Overflowing gutters can push water under the roof edge, rot the fascia and roof sheathing, stain soffits and ceilings, and soak walls. At ground level, they flood crawlspaces and garages. Once materials stay wet, mold can follow: the EPA says drying wet materials within 24 to 48 hours usually prevents mold growth (EPA).

Hiring a gutter repair service
Check that the contractor is licensed on the CSLB license check. Gutter work on its own may be done by a specialty contractor, while work that involves roofing or fascia replacement calls for a licensed roofer or general contractor. Get the scope in writing: which runs are repaired or replaced, the gutter material and size, how downspouts will discharge, and whether fascia repair is included.

Frequently asked questions
Should I repair or replace my gutters?
Repair local problems like a leaking seam or loose hanger. Replace when gutters are rusting through, sagging along most of their length, leaking at many seams or undersized for the roof.
How often should gutters be cleaned?
At least once in fall after leaf drop and again mid-winter, more often under heavy trees, and after big windstorms.
Do gutter guards eliminate cleaning?
No. They reduce it, but debris can collect on the roof instead, so the roof and guards still need periodic attention.
What gutter guards are best in a wildfire area?
CAL FIRE recommends noncombustible gutter covers. Metal gutters and guards are the safer choice where embers are a concern.
Can clogged gutters cause water damage?
Yes. Overflow can rot fascia, leak under the roof edge and flood crawlspaces and garages.
